A 4 point inspection checks the roof, plumbing, electric, and a/c unit.
We are checking to see if any updates have been made, and to see that everything is in good condition/good working order. These inspections are usually requested by the insurance companies once a house turns 25, 30 or 40 years old. They may also de requested if switching to a new/different insurance company, or if you’ve recently placed a claim.
Roof – We check the roof from outside to se the condition of it. We check for any missing/damaged tile or shingles. We check for any leaks. We do not go into the attic.
Plumbing – We check the water heater to see that it’s not leaking/rusting. We make sure it’s hooked up properly and check the age. We look under all sinks and check drains for any leaks.
Electric – We check electrical panels for any issues. We remove the panel covers and check all wiring.
A/C – We check to see that a/c units are in good working order. We check for any damage/leaks around units.
The inspection takes 30 minutes each to complete. After it is completed, the report will be sent to the insurance agent the next day. We also email a copy to the homeowner.
If there any issues, they will be noted on the inspection report. The homeowner will be given the opportunity to fix the issues. Once fixed, the inspector will come back to the house, take updated photos, and update the report. You will not be charged for a full inspection again. You will only be charged $30 re-inspection fee.
